This restaurant business is listed for sale by owner. This is not a restaurant review, menu, dining guide, reservation system, or operating restaurant.
Business Description
A convenience store/gas station and cafe in Arkansas. The Cafe/Coffee shop is a large part of the business with onsite dining and takeout available. We do not own the building, there is a 15 year lease in place. We are selling the business with 2 working gas pumps, all inventory, all kitchen equipment, all walk in and moveable coolers/freezers, fixtures, furniture.
Business Highlights
We are located 1 mile before you dead end into Lake Catherine State Park which is one of the more popular state parks in the state. We are also located across the street from a Gated Community with a golf course which hosts numerous tournaments a year. We bought/Took it over almost 2 years ( ago and have really turned the place around but there is still so much unleashed potential with this key location. The nearest business is a Dollar General which is an 8 minute drive. There are over 1500 residents in the gated community across the street with 6 to 10 new houses being built each year. Lake Catherine state park stays booked up with it's 70 camping sites and 20 cabins. Adding delivery for cafe and offering some lake rentals for Lake Catherine guests would increase revenues.
